Scaling Leasing Operations for Build-to-Rent Communities

Overview: I led the leasing strategy and operations for multiple build-to-rent (BTR) communities, focusing on pre-leasing, marketing, and process optimization. My approach combined data-driven decision-making, targeted outreach, and operational efficiencies to drive occupancy and revenue growth. Key Responsibilities: • Pre-Leasing Strategy: Developed and executed a pre-leasing plan for a 171-unit BTR community with phased deliveries over 13 months. Designed incentive structures to accelerate lease signings before home completions. • Marketing & Lead Generation: Implemented a multi-channel marketing strategy leveraging digital ads, listing platforms (MLS, Zillow, SmartCityApartments.com), and on-site activations to maximize lead capture. Optimized conversion funnels from inquiry to signed lease. • Pipeline Management & Follow-Ups: Established a structured leasing funnel, incorporating automated follow-ups via Slybroadcast (voicemails), True Dialog (mass texting), email confirmations, and agent outreach. Regularly reviewed pipeline metrics to refine strategies. • Property Branding & Positioning: Developed community branding strategies that aligned with ownership goals while maintaining market flexibility for future sales or repositioning. Advocated for consistent community branding across marketing materials and digital platforms. • Cross-Departmental Collaboration: Worked closely with marketing, operations, and property management teams to ensure seamless leasing execution and resident satisfaction. Conducted audits on interoperability to streamline communication and processes. Results & Impact: • Optimized leasing policies to balance risk mitigation with occupancy goals, revising credit qualification standards to expand the applicant pool. • Increased operational efficiency through structured follow-up processes, improving lead conversion rates and reduSee More
